Unfortunately, the biggest mistake a home buyer can make is allowing the seller to handle the roof replacement before the home is sold. Naturally, the current homeowner wants to install the minimum requirements necessary for the least amount of money possible, just to make the sell. Unfortunately, this is a decision that will go on to affect the new buyer long after the home purchase.
One of the most common new customer calls we receive each year are from new home buyers reporting leaks and issues with roof systems installed within one to seven years ago. Usually as a result of a home purchase where the previous owner paid for the new roof replacement as a stipulation of the home sale.
This is specifically why we highly recommend home buyers simply negotiate a fair price off the price of any home purchase that requires a new roof and then handle their own roof replacement. This gives the new buyer complete control over the quality of materials used and the company used to install them. A very important decision that will go on to affect the new buyer for years, long after the home is sold.
